AI submission checklist
Auto-generated per LPA + project type, with each item assigned to a role. See at a glance what's still outstanding across every live case.
Engineer request links
Send a secure 14-day link for one specific document. Your structural engineer uploads in 30 seconds, no account, no friction. Auto-attaches to the case.
Authoritative designations
Conservation Areas, Article 4 Directions, Listed Buildings, TPOs, World Heritage Sites — pulled live from planning.data.gov.uk. No more manually checking the council's portal.
Decision letter parsing
Drop the council's PDF — Claude extracts every condition, deadline, and refusal reason verbatim. Auto-updates project phase. Never miss a discharge condition again.
LPA policy citations
The AI assessment uses the actual NPPF para refs, GPDO Class A clauses, and Local Plan policy themes. Output you can drop straight into a Design & Access Statement.
Embed the public PD checker
Drop our 30-second Permitted Development checker on your own site as a button or inline form. Captures qualified leads while you sleep. Two lines of HTML.
UK obligations baked in
Mandatory Biodiversity Net Gain (10%, in force April 2024 — Environment Act 2021 [G]), CIL flagging where the LPA charges, Listed Building Consent prompts, and current Dec 2023 fee schedule — surfaced automatically.
Built for the way the work actually happens
Honest take: AI doesn't replace the parts of your job that need real planning judgement — politics with the LPA, neighbour-objection strategy, contested heritage cases, appeal evidence. We don't pretend otherwise. What it does replace is roughly 50–60% of the time you spend chasing engineer drawings, copying policy refs into a DAS, and mapping decision-letter conditions into a discharge plan[F].
That suggests one architect could potentially run close to twice as many active jobs in the same hours[F] — it's an aspirational ceiling, not a guarantee. We'll publish a real number once we have a measured pilot.

Frequently asked
How is this different from Procore / Studio / Monograph?▾
Those are project-management tools that don't know anything about UK planning policy. We're built around the planning workflow specifically — LPA-locked policy data, GPDO checks, decision-letter parsing — and we're priced for individual practitioners and small practices, not £100/seat enterprise.
Can my engineer upload without creating an account?▾
Yes. You generate a 14-day single-use token link for a specific checklist item. They click it, drop the file, done. The drawing attaches to your case automatically and the slot marks complete.
Can I use this with my existing PMS or CRM?▾
V1 is standalone. Integration with the most common UK practice management systems is on the roadmap (drop us a line if there's a specific one you need).
What about white-label / branded reports?▾
Coming on Team plan. Right now you can export the AI analysis as a starting point for your own DAS / Heritage Statement, with our cited policy refs.
Is the AI honest about uncertainty?▾
Yes — the prompt is calibrated to say “uncertain” rather than guess. We also feed it ground-truth designations from planning.data.gov.uk so it doesn't speculate that a site might be in a Conservation Area when we can verify it isn't.
